They say you can’t judge a book by its cover and that may be true, but when it comes to selling your property – prospective buyers will definitely judge your home by the exterior. Many times interested buyers who are driving by a home for sale may not take the time to explore the interior of the house based on assessments they make regarding the exterior. If you have overgrown brush, an unsightly paint job or an unkempt yard – you are sure to limit the number of interested buyers. Improving your homes curb appeal can lead to a much faster sale of your property.
Let’s start with the obvious, your yard should be mowed and your trees or hedges should be pruned or trimmed accordingly. You don’t want an interested home buyer imagining all of the landscaping he or she is going to have to do as soon as they move in. If you don’t have the tools to properly landscape your yard, you can hire a landscaping company to come in a few days before your open house. You may also consider planting rows of flowers that will be in bloom while your open house is taking place.
The next thing to take care of is your driveway. If you have multiple cars parked in your driveway or yard, either put them in the garage or park them down the street during your open house. If your driveway is cracked or eroded and you cannot afford to pour new concrete, then consider hiring a driveway sealing company to come and give your driveway a fresh, clean coat. You’ll be surprised how greatly this improves the attractiveness of your home’s exterior.
Most people who are moving out of a home don’t want to spend the time or money on a new coat of exterior paint. If this is not something you are willing to do, then think about hiring a power washer to spray the exterior siding, stucco or brick on your home. You will be amazed how much dirt will pour off a home that has not been cleaned in a long time. Hiring a power washer should be relatively inexpensive and in most cases the washing can be completed in a few hours.
Last but not least, you will want to post your open house signs at all major intersections within a one mile radius of your home. The goal is to create “drive bys” from interested individuals who want to stop and take a look at your home. Be sure and print up a color flyer with photos of your home’s strongest qualities. You can purchase a plastic, weather proof holder for your flyers and stick it in the ground near your “for sale” sign. By doing all of the above, you will be guaranteed to increase the number of buyers who take the time to look at your home.
